Why is there a water stain on my ceiling?+
A ceiling stain means water is getting into the roof and tracking along timber before it drips onto the plaster — usually from a cracked tile, failed flashing or blocked valley some distance from the stain itself. It should be traced and fixed promptly before it rots the ceiling timber and insulation.
What should I do about a roof that leaks when it rains?+
A roof that leaks in the rain has a clear break in its waterproofing — a hole, lifted sheet, cracked tile or failed flashing. It won’t fix itself and gets worse with every rain, adding water to timber, insulation and wiring, so it should be found and made watertight promptly.
Why are my gutters overflowing?+
Overflowing gutters are usually blocked with debris so water can’t reach the downpipes, or they’ve sagged and lost their fall. Left alone, the overflow rots fascia, soaks walls and undermines foundations — clearing, re-levelling or replacing the guttering fixes it.
Do I need to replace a broken or missing roof tile?+
Yes — a broken or missing tile is a direct path for water and pests into the roof, and it tends to spread as wind lifts the surrounding tiles. Replacing the tile and re-pointing any failed mortar early prevents ceiling stains and rotten battens later.
Can rust on a metal roof be repaired?+
Rust caught early can be treated and re-coated, especially when it’s isolated around screws, laps or scratches. Left too long it eats through the sheet and causes leaks, at which point the affected sheets need replacing — so it’s worth assessing before it spreads.
Is it worth restoring an old, faded roof?+
If the roof is structurally sound but faded, a clean, re-point and re-coat restores its look and protection for a fraction of replacement cost. It also fixes crumbling ridge-cap mortar that would otherwise let water and wind under the caps.
What should I do after storm damage to my roof?+
After storm damage the first priority is making the roof safe and watertight — often with tarping or a temporary repair — before more rain adds to the damage inside. Once it’s secured, the full extent can be assessed and the permanent repair carried out.
Why is my gutter sagging or pulling away from the house?+
A sagging gutter usually means the timber fascia behind it has rotted and can no longer hold the gutter’s line, often from years of overflow. Because the sag makes it hold water and overflow more, it worsens over time — replacing the fascia and rehanging the gutter fixes it.
How do birds and pests get into a roof?+
Birds and pests get into a roof through a physical gap — a lifted tile, broken bargeboard, open eave or corroded sheet. That same gap lets in water, so closing the entry points as a proper roofing repair solves both the pest problem and a hidden leak risk.
Should I get my roof checked if there’s no obvious problem?+
A roof check is worth it before the wet season, after buying a house, or just to know where things stand. It catches small faults — slipped tiles, blocked gutters, tired flashings — while they’re cheap to fix, well before they become a leak and a big bill.
