Overview
A leaking roof rarely leaks where the stain shows — Sam traces every roof leak back to its real source before repairing it, so you pay to fix it once. A roof repair is a targeted fix that stops water getting in before a small fault becomes a major one: cracked or slipped tiles, lifted sheets, failed pointing or worn flashings, including the flashings around skylights and vents.

Leaking roof repairs, done properly

Where roof leaks usually start
Most leaks come from a handful of places, and the stain inside is rarely right under the gap. Water runs along the sarking, battens and rafters until it finds a low point, which is why patching the roof directly above a stain so often fails.
- Cracked, slipped or broken tiles, often after other trades have walked the roof, or after hail and falling branches
- Cracked ridge-cap mortar that lets wind-driven rain in under the caps
- Worn or lifted flashings where the roof meets a wall, and around chimneys, skylights, vents and pipes
- Valleys dammed with leaves, or old valley iron that has rusted through
- Gutters and box gutters that overflow back into the roof instead of over the edge
- On metal roofs: screws that have backed out, rust at the laps and sheets lifted by wind

Common questions
Why does my roof only leak in heavy rain?
Usually because of water volume. A valley or gutter that can't carry the flow overflows, a box gutter outlet is partly blocked, or a flashing only floods when water backs up against it.
Why does my roof leak when it's windy?
Wind-driven rain gets in sideways under slipped tiles, cracked ridge capping and lifted flashings that stay dry in normal rain. If the leak shows up when the wind comes from one direction, the cause is usually on that side of the roof.
Is a ceiling stain always a roof leak?
Not always. Plumbing, air-conditioning drains and condensation can stain a ceiling too. If the stain grows after rain, the roof is the most likely cause, and it's worth tracing before the water reaches timber and insulation.
Can a roof leak be fixed while it's raining?
A roof can often be made safe in wet weather, for example with a tarp or a temporary repair. The permanent repair is done once the roof is dry and safe to work on.
Can I send photos before Sam comes out?
Yes. The quote form takes up to 8 photos. A close-up of the stain or the problem area, plus one of the whole roof from the ground, is usually enough for Sam to give you an honest first assessment.
