What it is
A roof repair is any targeted fix to stop water getting in and stop a small problem becoming a big one. The hardest part is rarely the fix — it's finding where the water is actually coming from, because the stain on your ceiling is almost never directly under the hole.
When you need it
- You've got a stain on the ceiling or a drip when it rains
- You can see cracked, slipped or missing tiles from the ground
- A metal sheet has lifted, or screws have backed out
- The mortar along the ridge is cracking and falling away
What's involved
- 01Sam gets up on the roof and traces the leak back to its real source — often metres from where the stain shows inside
- 02The failed component is repaired or replaced: re-bed and re-point tiles, swap broken tiles, refix or reseal sheets and screws
- 03Flashings and penetrations nearby get checked while he's up there, so the same leak doesn't come back through a second gap
- 04You get told straight what was wrong and what was done
