What it is

Gutters, downpipes and flashings are how a roof actually manages water. Flashings seal the joins the roof covering can't — around valleys, walls, chimneys and edges. When any of it fails, water goes where it shouldn't: into fascia, eaves and walls. It's unglamorous work that quietly protects the most expensive part of the house.

When you need it

  • Gutters overflow, sag, or you can see rust and split seams
  • Fascia boards behind the gutter are soft, stained or rotting
  • Downpipes are blocked, broken, or dumping water against the house
  • A leak is coming through a valley, wall join, or around the chimney
