What it is
Gutters, downpipes and flashings are how a roof actually manages water. Flashings seal the joins the roof covering can't — around valleys, walls, chimneys and edges. When any of it fails, water goes where it shouldn't: into fascia, eaves and walls. It's unglamorous work that quietly protects the most expensive part of the house.
When you need it
- Gutters overflow, sag, or you can see rust and split seams
- Fascia boards behind the gutter are soft, stained or rotting
- Downpipes are blocked, broken, or dumping water against the house
- A leak is coming through a valley, wall join, or around the chimney
What's involved
- 01Failed guttering is replaced with new, correctly falling to the downpipes so water actually leaves the roof
- 02Rotten fascia is repaired or replaced so there's something solid to fix the gutter to
- 03Flashings are re-formed and sealed at valleys, walls and penetrations
- 04Downpipes are refitted and directed away from the footings
What it fixes
- Overflow that soaks walls, eaves and foundations
- Rotting fascia and timber behind failed gutters
- Persistent leaks at valleys, walls and chimneys
